AVAX Drives €5 Million Revitalization to Transform the Athens Marina


The Athens Marina, nestled adjacent to the Peace and Friendship Stadium (SEF) in Piraeus, is undergoing a dramatic transformation as the construction giant AVAX spearheads a comprehensive upgrade initiative. Operating the asset in a consortium alongside the Vernikos family, AVAX is not merely renovating but executing a targeted rescue mission, deploying an ambitious three-year development plan budgeted at approximately 5 million euros aimed at radically altering the marina's operational and financial trajectory.

The core of the revitalization effort focuses on repositioning the facility as a premier destination for high-end maritime tourism. Crucially, the plan involves extensive port and electrical works—all managed by AVAX's execution expertise—that will enable the marina to accommodate large superyachts. This physical upgrade is complemented by a strategic overhaul of services, including a full technological upgrade and digital transformation, alongside the redevelopment of the land-side infrastructure to ensure a modern, high-quality hospitality experience for guests. With the physical works expected to reach completion by the end of this year, the immediate goal is to significantly increase revenue and profitability by attracting international leisure vessels for long-term stays, thus cementing the marina’s status as a high-specification naval hub in the highly competitive Mediterranean market.

This aggressive investment is being undertaken against a backdrop of acute financial necessity. The company, which manages the marina, has publicly reported negative equity amounting to 6.7 million euros, with its total short-term liabilities exceeding the value of its current assets by 3.5 million euros. This precarious balance sheet has made the success of the operational upgrade paramount. Management’s strategy is rooted in the conviction that the expected surge in revenue and improved profitability from the successful execution of this project will naturally restore the relationship between the company’s equity and its share capital, thus mitigating the immediate need for external capital injection, though the option to raise up to 2 million euros remains on the table if required.

Stabilizing the financial foundations has involved proactive measures beyond the physical upgrade. The company successfully signed a 2.3 million euro bond loan agreement, scheduled for repayment by 2030, with the specific purpose of refinancing its existing debt and securing essential liquidity for the future. Equally critical was the stabilization of its relationship with the Hellenic Public Properties Company (ETAD), from which it leases the site. A 2021 agreement settled outstanding lease debts and introduced a more sustainable, performance-linked annual rent structure. The base rent was lowered to approximately 2 million euros, but includes a 5% surcharge if annual turnover exceeds a 4.5 million euro threshold.

This performance metric has already been achieved. Despite its challenges, the marina is operating with positive momentum, confirming its strong underlying potential in the marine tourism sector. Last year, turnover reached 4.74 million euros, marking a robust 12% increase compared to the previous year. This growth was driven by a combination of high occupancy rates for permanent vessels, strategic adjustments to pricing policy, and an increase in visiting transit vessels.

The Athens Marina, originally constructed to host high-profile guests during the Olympic Games, is now entering a critical phase of structural renewal and stabilization. By leveraging targeted infrastructure projects, a clear strategic vision, and stable debt and lease agreements, the management is working methodically to transition the asset onto sustainable ground. The ongoing works and proactive business strategy are poised to ensure the marina not only survives its financial headwinds but successfully reasserts its presence in the international sea tourism market on a solid, long-term footing.
