Alimos Marina in Athens
The multi-million euro overhaul of Alimos Marina, a crucial development on the Athens Riviera, is moving rapidly toward construction commencement. The investor, REDS (a subsidiary of the Ellaktor Group), has recently secured essential approvals for the port works from the Decentralized Administration of Attica and the Ephorate of Underwater Antiquities. These authorizations complete the necessary permitting sequence for the marine infrastructure, setting the stage for the transformation of the boat mooring facilities.
In parallel, the approval process for the land-side construction is advancing. The Alimos Municipality has issued pre-approval for the building permit, which is now pending final clearance from the Central Archaeological Council (KAS), as the area falls within a zone of archaeological interest. The Ellaktor Group anticipates the final building permit for the entire area will be issued within 2025, allowing construction to begin in 2026.
REDS holds the 40-year concession for the Marina, having committed to a €50 million investment for the redevelopment. The project's scope includes a 20-month construction phase that will modernize the marina—the largest in Europe—into a mixed-use destination. The land area of 210,000 square meters will feature a modern hotel, office space, retail shops, and extensive recreation areas, with a total building allowance of 18,500 square meters. The plan emphasizes accessible, green development, preserving the existing swimming center while connecting the city to the marina via landscaped routes for walking and cycling.
