Maximizing Public Assets Through Strategic Tourism Real Estate Development
The Hellenic Public Properties Company (ETAD) has launched an ambitious strategic plan to revitalize its extensive portfolio, focusing on historical landmarks and high-potential wellness destinations to drive national economic growth. Central to this initiative is the rehabilitation of the iconic Xenia hotel chain, with priority projects identified in Drama, Kozani, Igoumenitsa, Kalentzi, and Delphi. By repurposing these dormant assets, ETAD aims to establish new regional tourism hubs that preserve cultural heritage while meeting modern hospitality standards.
Parallel to urban and architectural revitalization, ETAD is prioritizing wellness tourism through the maturation of its thermal spring assets. Key locations including Kaiafas, Methana, Ypati, and Aidipsos are slated for development to position Greece as a competitive player in the global spa and health tourism market. Quantitatively, the management has already achieved significant operational milestones, reporting a 16.4 percent increase in visitors at the Vouliagmeni Coast and securing 8.7 million euros in funding for the Parnassos Ski Resort.
The strategy also emphasizes fiscal discipline and legal readiness. Recent actions include the successful eviction of systematic long-term debtors from properties in Halkidiki and Drama, clearing the path for fresh investment. By maturing up to 1,000 high-value properties within the next two years, ETAD is transforming from a traditional property manager into a dynamic developmental agent, bridging the gap between state assets and private investment.
